No. You lease a homesite from The Overlook and purchase your own park model home directly from a builder or dealer. You get to choose a home that suits your style while making The Overlook your home base.
Homes at The Overlook must be RVIA-certified park model homes containing 399 square feet or less. Before ordering, send us the floor plan and specifications so we can review the home’s dimensions, community requirements and fit on your preferred homesite, including room for parking, steps and outdoor features.
If you already own a park model, send us its certification information, specifications and photographs for review.
Yes. The Overlook is a 55+ community. At least one member of the household must be 55 or older; a spouse or partner may be younger. All residents must be listed on the lease, and each home may have no more than two occupants.
Once you select an available homesite, complete a Lot Reservation Agreement and pay the $750 reservation deposit. The deposit holds your homesite until The Overlook notifies you that it is ready.
After receiving that notice, you will have 48 hours to confirm whether you want to proceed. The deposit is refundable until that decision. If you proceed, it becomes nonrefundable and is applied to your first month’s homesite rent.
The Overlook offers 12-, 24- and 36-month homesite leases, along with a month-to-month option. Rates and terms may vary by lease option. A 60-day written notice is required before ending your tenancy or moving your park model from the community.
You are responsible for purchasing your park model and arranging and paying for its delivery, placement, blocking and leveling.
The Overlook covers homesite pad preparation and standard utility connections. The cost of the required driveway and sidewalk is shared equally between The Overlook and the resident. You will also need to budget for permanent entry steps, finished skirting, landscaping and any optional outdoor improvements.
We’ll review the requirements for your home and homesite with you so you can understand the anticipated costs before moving forward. After move-in, your homesite rent covers water, sewer, trash service and common-area maintenance. Electricity, home insurance, maintenance and optional services remain your responsibility.
The monthly homesite rent includes water, sewer, trash service and maintenance of common areas. Electricity is separate. Ask us for the current lease details when you compare homesites.
You arrange and pay for delivery through your builder or a qualified park model mover. The Overlook will coordinate with you on homesite preparation, placement and utility requirements.
Once your home arrives, it must be properly placed, blocked and leveled, connected to utilities, and completed with the required permanent steps, finished skirting, driveway, sidewalk and landscaping. We’ll work with you to coordinate the process and understand who is responsible for each part.
Yes. The Overlook is pet friendly, and your four-legged companions are welcome to make themselves at home here, too. We ask residents to keep pets under control and promptly pick up and properly dispose of all pet waste.
Yes, you may fence your homesite. Before installing a fence, submit your plans to The Overlook for review. We’ll check that the proposed design and placement meet the community’s architectural requirements.
Provide The Overlook with 60 days’ written notice. You may then arrange to move your park model to a new destination.
Yes, you may sell your home while it remains on its homesite. We'll even help you advertise your home for sale on our website. Any new buyer must meet The Overlook’s leasing requirements and sign a new homesite lease; your lease does not automatically transfer with the sale.
Yes. The Marble Falls Public Library is located at 101 Main Street. In addition to books and digital resources, it offers free public Wi-Fi, computers, printing services, monthly book clubs, reading challenges and a calendar of community programs and events. Yes. The Marble Falls Senior Activity Center welcomes adults age 50 and older. It offers a friendly place to meet people and enjoy games, programs, entertainment, Friday potluck lunches, tournaments, occasional exercise and craft activities, and other social events. The center is located at 618 Avenue L in Marble Falls.
